see for yourself as one of the Deep Creek real estate bloggers today identified himself as the proud new owner of this home. Congratulations to him and his wife, by the way. Then see my previous comments back in June on the Deep Creek real estate market suggesting that potential buyers make offers far below current list prices. And also my comments concerning another blogger's claim that the market was "well and improving daily".
Updated, 8/24/08: It's not hard to imagine that these agents might be hesitant to make it widely known that sales prices are trending well below list prices and that you as a buyer could offer significantly less than list price and still reach a deal. You see, they represent sellers too and they don't want to anger them by showing in any way they are not trying to get top dollar for their property. That could send them running for a new listing agent at a new firm and there goes that fat commission. That same commission that is fatter if you and I pay list price instead of 10-15% less as this agent himself has done. As I hinted at earlier on this blog this appears to be a case of do as they do not as they say.
