335 Hickory Ridge ..

Deep Creek price reduced again .. down by another $20k. Now down by a total of $361k since it was first listed in 2007. While local Deep Creek real estate agents speculated that prices would go back up last summer these sellers waited and waited. Now I suppose they are left to hope that the boom times return, in the meantime the price creeps lower and lower.

Updated 4/15/2009: The listing agent has noted that the list price of this property has been reduced by an additional $30k to $799,000, so it's now nearly $400,000 less than when originally listed. I'm not sure where the true value lies in that spectrum but if you are interested in a very large home near Deep Creek Lake this may be one to take a look at.

Thanks for all your free advertising on my listing. I just wanted to give you a heads up that the owners have dropped the price to $799,000. The original price was based on the 2008 tax assessment of over 1.1 million. The owners and myself agree that this home (although actually lakefront) feels and shows like a lake access home. This (along with some non market related issues) is reflected in their price reductions. Please continue to blog about this listing. As a working father/realtor trying to raise two kids I certainly need all the free marketing I can get, good or bad. I don't take issue with your opinions since I also have my own, that's what makes this country great. Since I do not know who you are I can only hope that if I pass you on the street I'll smile and say "good day." You might stop and realize that even "Realtors" are trying to raise their families, survive and enjoy living in one of the most beautiful counties in America. Thanks again.

Thank you for your comment. I'll continue to advertise your listing for you and continue to believe that it was, at one time, dramatically mispriced. I take no issue with you personally and I wish you the best of luck. Hopefully you can find a buyer for this property and move on but I appreciate the fact that it's not as easy as it was just a few years ago when the pendulum had swung to the opposite side. Good luck and good day to you as well. Continue to enjoy all that Garrett County has to offer.
