To get back in the groove I thought I'd browse through the list of recently sold properties to see if any that I was tracking last fall happened to sell during the winter. Right away, three million-dollar-plus listings popped out at me. Two happen to be ones that I was tracking as potentially distressed properties.
So the rundown goes like this:
2727 MARSH HILL Rd: Sold 01/07/2011: $1,077,500; Sold 09/12/2005: $1,200,000.
264 SANDY BEACH Ln: Sold 02/25/2011: $1,125,000; Sold 06/04/2008: $1,400,000.
3195 TURKEY NECK Rd: Sold 12/17/2010: $1,175,000; Sold 04/21/2005: $1,200,000.
I'll let you do the math to see if the Deep Creek market is still well and improving daily and immune to the downturn. Somehow it just doesn't seem to line up with some of those lofty predictions we heard from local Deep Creek real estate agents around the same time I started this blog. By now, I suspect that all those real estate agents who argued with me in 2007 and 2008 have had their fill of crow.
